Your Profile

The `Initial Brief´, once completed, helps Keyhole Property Search S.L. establish the requirements to suit your family and lifestyle. We then contact you to discuss, in more detail, the exact nature of your needs. Having formally engaged Keyhole Property Search S.L. as your exclusive buyer's agent we will then invite you to take into account other issues which you may wish to consider. At the end of this process, we will have a clear understanding of exactly what size and type of property you are looking for, and in what location in Mallorca.

Personal Property Search

When your Personal Profile is complete we proceed with the search for properties matching as many aspects of your specification as possible. We work with specially selected estate agents and developers throughout the island and with their co-operation, collate a selection of suitable properties to inspect on your behalf. We have contact with many specialist agents whose clients are selling their property discreetly, the details of which are not always on the open market. As our clients are qualified buyers, the agents are more than happy to assist us in finding your ideal property.

Property Portfolio

Upon receipt of the initial lists from the various agents, we select and view, those which most closely match your requirements. Once the property inspections have been completed, we create a Personal Property Portfolio including details of the properties inspected. This, together with any additional photographs, is sent by e-mail, Express Post or Courier.
Once you have had an opportunity to consider the portfolio, we discuss various aspects of it's contents prior to your visit. Further property inspections will be carried out if necessary to create the ideal portfolio and at this point you may wish a video to be taken of certain properties, please see `Optional Services´ for details.

Your Viewing

You will decide when the time is right to visit Mallorca and view the properties which have been short listed from your portfolio. We will organise all viewings to suit your schedule and will accompany you together with the corresponding agent. We can also recommend suitable accommodation for your stay, if required.

Some clients also like the option of viewing areas by either boat or helicopter. If this sounds appealing, see `Optional Services´ for details. Please remember advance notice is advisable, especially during the summer months.

Price Negotiation & Buying Process

Once you have made your property selection in Majorca, Keyhole Property Search S.L. will assist in negotiating the best possible price and be on-hand to give strategic advice during the process.

The Spanish property purchasing procedure and legal system is unique to Spain. Keyhole Property Search S.L. we have experienced knowledge of the system and have many reputable specialist contacts at hand to assist along the way. We strongly advise our clients to engage appropriate legal advice and use the services of lawyers, surveyors and other specialists. We are happy to recommend bi-lingual lawyers who will provide top quality legal advice.

Mortgages

It is recommend that early in the process we establish if you have a mortgage requirement. This enables us to make preliminary enquiries from lenders who can provide mortgage plans best suited to your needs. Mortgage products in Spain are wide ranging and, in some cases, may prove more interesting than those in your home country.
