- Never allow the Sales Agent acting on behalf of the seller to pressurise
you into signing a pre-contract for purchase.
- Even if you are considering buying for cash, explore even a partial mortgage. Remember that interest rates are a lot lower in Euroland than in the UK. Your cash may be better left working for you back home whilst you take advantage of the low euro interest rate.
- It is not always a good idea to combine house hunting with holidays. Buying
is a serious matter and big mistakes have been made due to a combination
of sun, lunch, relaxation and perhaps even a glass of wine or two.

- Find a property that is located in a good community so you do not have to worry about garden and pool maintenance.
- Make sure that the area is popular all the year round.

- Property Orientation:- Many mistakes have been made because properties viewed in the summertime with fantastic views suffer from either no or a little winter sun at all during the months of November through to the end of February. The more south facing the property is the better. Winter sun on your property is extremely important even if you are not considering using a lot during these months.
- Consider the number of steps from where you park your car to your front door. In the summer when you are buying provisions for your home, heavy weight items such as water etc. become an arduous task if you have to face a wall of steps. The views from your property may be fantastic but they sometimes come at a price.
- The Size of the Property:- A common problem occurs when people buy thinking that lots of family and friends will come to visit and this influences the size of property they choose. This factor combined with property orientation if not considered properly can result in people re-selling within a short period of time, in some case only 18 months. In other words, choose a property that suits your needs for the present and the foreseeable future. Do not cater for the exception.
- Amenities:- Some rural Mallorcan properties represent fantastic value
in terms of scenery etc. and can be a very good buy. Consider re-sale
and also how close you feel you need to be to amenities i.e. shops,
restaurants, etc. Also from a practical point of view when you are not
in residence, think of the maintenance and security or your home.
- Check Carefully What You Are Buying:- Does the property have full air conditioning, mosquito screens, kitchen appliances with a future and heating for winter? Repair, installation and replacement of these essential items can be an expensive add on to your base cost. Does the property have British Satellite-TV?
- Seasons:- Look carefully at the seasonal aspects of where you are buying for maximum benefit of the usage of you property.
- If viewing in the summer time remember that adjacent building sites close for the summer months. Your dream purchase can be ruined when the work starts again, which runs from September through to June. There´s nothing worse than having to listen to the constant noise of a hydraulic hammer burrowing through rock in a distant building site, noise travels!
