For those who seek beautiful towns, breathtaking coastlines, views of the mountains, great shopping and fabulous restaurants, this area is well worth considering. The climate is a major attraction as it is protected in the winter by the Tramuntana mountain range. Prominent towns and villages in this area include Port d´Andratx, Camp de Mar, Paguera, Sant Elmo, Santa Ponsa, Porto Portals and Bendinat. Property is in high demand and this is reflected in the price. Similar to Palma, the last few years have seen British buyers being very prominent whilst German interest remains strong. Large numbers of buyers come from Holland, Belgium, Ireland, Luxembourg and Scandinavia with real interest also being shown by a small but very significant number of Russian investors.
Port d´Andratx has the reputation for being one of the most expensive areas on the island and is in high demand with investors. The market in this area ranges from apartments to exclusive estates which can fetch prices in excess of 20 million euros. The truly international feel of this region has encouraged the development of a sophisticated and well-serviced area, with many businesses providing a wide range of services, making the owning of property as stress free and pleasurable as possible.
Adjacent to Port d´Andratx are areas such as La Mola and Cala Llamp where prices can reach over 5,000 euros per square metre. Prices vary dramatically and cover a wide range, with exclusive penthouses featuring private access to the bay in high demand. People wishing to become resident on the island particularly favour the South West region where they can find family homes in the form of villas or fincas with good access to international schools and first class health care provision.
Those wishing to purchase building plots should be aware that land, with building permits, in good locations have limited availability and a high price tag. Building Control Regulations have been tightened and will be even more stringent in the future, as the Spanish government seeks to protect this unique island from indiscriminate developers.
Santa Ponsa continues to be popular with families and has the benefit of beautiful beaches and several large golf courses. Prices here are more affordable than in the Andratx area and offer excellent value for money. There is also a significant demand for properties in the buy-to-let rental market.
