1.Commencement and Service

Keyhole Property Search S.L. will commence work on your behalf once we have received the signed copy of our Terms & Conditions and the refundable registration fee referred to below paid in full.
Keyhole Property Search S.L. will work exclusively on your behalf as the buyer´s agent to find a property of your choice to purchase, as described in the Client Questionnaire and as agreed in subsequent discussions or communications.
Whilst we are carrying out this search all communications with Real Estate Agents must be carried out through ourselves.
For the purposes of this agreement we shall be regarded as having introduced property to you if you have received the details from ourselves or from any of the Real Estates Agents with whom we have contact.

2.Duration

Keyhole Property Search S.L. will work on your behalf until a suitable property is purchased. We do not apply a termination date.

3.Fees

Our registration fee is € 800 (euros) exclusive of IVA/VAT @ 16% if applicable. This amount will be refunded by Keyhole Property Search S.L. in full on exchange of the final contract for the property.
On exchange of the final contract Keyhole Property Search S.L. will charge, if applicable, 10% at any saving between the asking price and the final negotiated price. All prices including furniture, fixtures and fittings if included in the sale. Remember if we do not save you anything we charge nothing.

4.Liability

The service which Keyhole Property Search S.L. provides under these Terms & Conditions is not designed to substitute for the provisions or services from lawyers, surveyors, valuers or other specialists. We strongly recommend all clients to take legal advice from a firm of Spanish lawyers.
The service provided by Keyhole is not a substitute for obtaining such advice and therefore no liability is accepted for any problems with a legal title or with the condition or structure of any property.

5.General

The provision of service from Keyhole Property Search S.L. is subject to the Terms & Conditions as set out in this agreement, unless otherwise agreed by us in writing. These conditions shall prevail over any other Terms & Conditions and shall constitute the whole agreement between us.
For the avoidance of doubts, nothing in this agreement shall confer on any third party any benefit or the right to enforce any part of this agreement.
This agreement is governed by the laws of Spain and you agree to submit to the exclusive jurisdiction of the courts of Spain.
